• Buying from out of state. I do video walkthroughs and virtual tours so you can narrow things down before you visit.
• Selling and buying at once. Timing two sales in two states takes a plan. I work with your California agent and lender to line it up.
• Water and wells. Many acreage homes have private or shared wells. I check production and agreements before you commit.
• Taxes and costs. Property taxes, HOAs, and insurance work differently here. I connect you with local lenders and a CPA so you know your real numbers.
