I price on what buyers are actually paying right now in your neighborhood, adjusted for condition, upgrades, lot, and views. For horse properties and homes on acreage, I also factor in water, well production, barns, and arenas.

What should I fix before listing?
Not everything. I'll walk your home with you and tell you what's worth the money and what isn't. On acreage, buyers also look closely at well and septic records, fencing, and barn condition.
